In an idyllic location, adjacent to a nature reserve, directly behind the dunes, a 5-minute walk from the Zuiderstrand of Walcheren, also known as the Zeeland Côte d’Azur.

Rates 2024

Rental Conditions

  1. The landlord undertakes to deliver the rented property to the tenant in good condition on the date of arrival.
  2. On the day of arrival, the rented property is available from 4:00 PM. Earlier arrival is only possible in consultation with our hostess Carolien Lous, reachable on +31 6 43149947.
  3. The tenant must vacate the rented property by 10:00 am on the day of departure.
  4. The landlord or third parties designated by the landlord have the right of access to the rented property at all times.
  5. The tenant declares that he is familiar with the location, furnishings and proper condition of the rented property on the basis of the information provided on the website
  6. The tenant may not transfer the rented property to third parties for (sub)letting and/or use, nor allow more people to stay there overnight than stated in this agreement, unless written permission has been given by the lessor. If the stated number is exceeded (without permission), the agreement will be considered dissolved. The tenant will have to leave the rented property immediately, while the total rental amount remains due.
  7. The tenant is obliged to treat the rented property, the inventory and the furnishings carefully and neatly and to leave it in an orderly and broom-clean condition upon departure.
  8. Final cleaning (€120) is mandatory after each rental period.
  9. The tenant is liable for all damage or loss caused to the rented property or inventory by or on behalf of the tenant and his fellow users, unless the tenant can demonstrate that this damage cannot be attributed to him. Any damage or loss of inventory must be reported to the landlord or the third party designated by the landlord before departure and must be settled immediately with the landlord by deducting the deposit.
  10. Well-behaved pets (maximum one) may only be brought with the landlord’s permission.
  11. The tenant will only use the rented property as a holiday home during the rental period.
  12. It is not permitted to use appliances for cooking and washing purposes in the rented property other than those provided by the landlord.
  13. The rented property is made available by handing over the keys.
  14. The deposit of € 100 paid by the tenant will be returned to the tenant by bank transfer after the rental period has been checked by the landlord or a third party designated by the tenant. Return of the key and the deposit terminates the rental agreement. Any claims by the landlord for compensation are not limited by the amount of the deposit and can also be submitted by the landlord to the tenant after termination of the rental agreement if the discovery only takes place afterwards.
  15. The lessor is entitled to consider this agreement as dissolved without notice of default or judicial intervention being required, if at the start of the rental period the total rental amount has not been credited to the bank account number indicated by the landlord;
  16. If the tenant wishes to cancel a rental agreement that has been entered into, this can only be done in writing and he will forfeit fixed compensation to the landlord.
    • In case of cancellation up to 3 months before the start date, 15% of the agreed rental price.
    • In case of cancellation up to 2 months before the start date, 50% of the agreed rental price.
    • In case of cancellation up to 1 month before the start date, 75% of the agreed rental price.
    • In case of cancellation within 1 month before the start date, 90% of the agreed rental price.
  17. Despite the landlord’s attention and care, it is possible that the tenant has a justified complaint. The tenant must submit this complaint to the landlord or the third party designated by the landlord. If the complaint is only submitted after the end of the rental period, only the landlord is authorized to determine whether he will still handle this complaint.
  18. By his presence in the holiday home, the tenant agrees to the following house rules:
    • Smoking is prohibited in the holiday home
    • It is prohibited to use the BBQ on the lawn
    • It is forbidden to light a campfire.
